One hard freeze is all it takes.

Water left in the lines, the pump and the water heater expands when it freezes. Come spring you find a split fitting, a cracked pump, or a slow leak behind a panel that has been soaking the floor for weeks. Winterizing gets the water out so the cold has nothing to break.

A North Carolina summer bakes the sealant around the vents, the skylights and the seams until it cracks. Caught in the fall, that is a reseal. Caught in March, after a winter of rain, it can be a soft floor and a rotted wall.
